We hire a professional photographer for every single listing, and we pride ourselves on showing the very best of each property. Often a piece of real estate is someone’s largest asset, and it is our job to be sure our approach to marketing reflects that reality. Our high-end photos and strategies allow us to command a higher price compared to competing properties on the market that utilize more conventional (boring) marketing tactics (you deserve more than iPhone pictures posted on the MLS). We take an active approach to sales and continue to adjust our sales approach for each listing until we have received a satisfactory offer.

There are three basic levers we can pull to maximize your property’s value while selling it as quickly as possible. We pull each of them with excellence and that’s why we consistently outperform our competition on pricing and timing.

  1. Position the property in its best light. We utilize high end photography so that the product we are presenting to the public is as attractive as possible. Every listing includes HD wide-angle pictures, 3D virtual tours for unparalleled context, and a flowing, whole-house motion tour that includes a full interior walkthrough. Depending on the home, a floor plan and exterior drone footage may also be utilized. Our approach will set your property apart and allow buyers to visualize themselves in the property before they even see the home in person.

  2. Gain as much exposure as possible. Exposure of your home to new buyers occurs mainly online, especially in rural markets. In addition to using our vast network of agents and buyers, your listing will be posted on Zillow, Realtor.com, Trulia and tens of thousands of additional sites. Anyone looking for new homes in your area will find your listing quickly. Open houses can be hosted if you are comfortable with the concept, and this is always a strategy that brings results. You want as many eyes on the property as possible, every time!

  3. Choose the correct price strategy. There is really no such thing as a set “price” for property, or anything else, for that matter. Everything has a price range. Our valuation model provides a low-end price which will sell the house very quickly and might generate a bidding war, in contrast with a high end price that is almost priced out of the market — such a price will take a long time to sell, but the “perfect” buyer may come along eventually. Usually sellers choose a price in between these two points in order to avoid leaving money on the table and to avoid pricing the property out of the market. We will work closely with you to choose a pricing strategy to fit your goals, the property, and the current real estate market."
